Why now is the right time to buy

There is no better time to buy, according to agents who are casting a positive light on which many consider a gloomy picture. While there’s no denying property prices across the Gold Coast have dropped, it doesn’t mean all news is bad news. Christopher Stear, of Fletchers Real Estate, said it was ‘Fundamental to think of the lower prices as being similar to Myer 30% off sale’. ‘Do you wait for the market to get better? Probably not,’ he said. Barney McGrath, of McGrath Real Estate said that there was ‘unbelievable value’ to be had with the Gold Coast representing outstanding value at levels unavailable in Sydney.

While Ray White Surfers Paradise Group chief Executive, Andrew Bell said the winter months were usually the slowest, but May had proved ‘quite spectacular’ for the company. ‘The recession is still having repercussions throughout the world,’ he said. ‘But there is always a turning point & at the moment we are experiencing our best activity in 3.5 years. This will be a wave motion. Some months slow & then over time there will be more consistency. Nothing stays great forever & nothing stays bad forever. Buyers know that this is the bottom & they are acting upon it. From Residential at the lower & higher ends and Commercial– it’s the full spectrum and a lot of people are buying with cash.’

Colliers International project marketing director, Brinton Keath said ‘An increased sales rate had been achieved on the back of several prestige developments being re-released to the market under receiver conditions. Interstate buyers who have held a long-term affinity with the Gold Coast are helping drive stronger sales.’ he said. ‘These buyers have a sound knowledge of the local market & what property has historically been valued at and, as such, are able to recognise how reasonable current prices are now. They are purchasing with confidence, more often than not on cash & unconditional contracts. Entry level and top end product is attracting the strongest inquiry, while there does not seem to be a gap in demand for middle priced apartments at present.’

According to Lucy Cole Prestige Properties, buyers were coming back into the market, with more inquiry & more properties being marketed & going to auction. Homeowners are more motivated to sell whereas before they were happy to sit on the fence.’ she said. ‘Now they want to get a result & they have a better understanding where the market is.’
