THE MARKET IS BOOMING….

As we return from the ‘silly season’ of festivities, the real estate market has returned to  full swing with a renewed sense of confidence and expectation returning to sellers with a resurgence of property on the market.

Our agents have reported that the market is booming with enquiry, sales inspections and buyer competition increasing on all properties and price ranges. The days of a ‘Buyers market’ are gone!

Roger McLeod Director/ Licensee  commented There is an old saying in the real Estate industry, if you think you brought at the bottom of the market, you probably brought too late!”

Below are the top tips for sellers to get there property ready for sale:

1. PLAN AHEAD 

Complete any major improvement/ maintenance work, such as painting, laying new carpets or landscaping.

2. DECIDE A BUDGET

A budget should not be open ended and you should not spend money on things which have no intrinsic value. As a general rule of thumb, for smaller properties approximately $5,000.00 should be allocated to get your property presentable for sale and for larger properties approximately 1%- 3% of value.

3. START CULLING & PACKING

A seller must de-clutter and store any boxes off site if possible.

4. BRING THE GARDEN TO LIFE

Ensure maximum growth and appeal with simple things like fertilizing the lawn, mulching garden beds, trimming plants, some weeding and planting, this will ensure a blooming garden by sale time.

5. CLEAN FROM TOP TO BOTTOM

Clean is a silent selling tool! The perception of the property is paramount. A general quick once over does not cut it, a thorough and complete deep-down cleaning of everything is needed, especially the kitchen, bathrooms, cobwebs, dust on skirting boards and insects from light fittings.

6. WINTER WASH- DOWN

A thorough wash down of all paths, driveway and other hard surfaces to remove mould or mossy growth, can bring a property back to life.

7.  NO TIME….HIRE HELP

What can take a novice several days, can be done in a fraction of time by a professionals. That’s money well spent and stress managed!

8. BE PHOTO READY

The preparation, not just for the marketing, but for all sales inspections is imperative for the crucial first impression the buyer forms about the property. Adding furniture, art, colour and accessories to the property will provide all the elements for a successful spring sale.
